TerraShare turns a single commercial or residential asset into fractional units that investors can buy from ₹50,000. You keep the property in a dedicated SPV; investors hold units in that SPV rather than a claim against you personally. Rental income is collected centrally and distributed to unit holders every quarter, net of TDS and the platform fee, so the administration of paying dozens of part-owners is not yours to run.
Owners, developers and brokers with clear title to a completed, income-producing asset. The property needs RERA registration where the state requires it, a clean encumbrance certificate, and at least one tenant in place or a signed agreement to lease. Under-construction assets are not accepted.
Title deed, encumbrance certificate, approved building plan, occupancy certificate, tax receipts and the current rent roll. An independent valuer sets the opening valuation. Nothing is shown to investors until that review is finished and the compliance team has signed the submission off.
Registration and KYC take a day or two. Document review and valuation usually run two to three weeks, depending on how quickly paperwork arrives. Once the listing is live, funding is driven by investor demand rather than a fixed window.
Nothing to submit a property or to have it reviewed. TerraShare takes a platform fee from gross rental income and a management fee for running the SPV and the payout cycle. Both are shown on the listing before it goes live, and both are deducted from distributions rather than invoiced to you.
You choose how much of the asset to fractionalise and can retain units yourself, on the same terms as any other holder. Unsold units stay yours. You file quarterly performance reports through the lister console, which is also where payouts, investor counts and funding progress are tracked.
Investors can resell their units to each other on the marketplace, which does not affect the property or your holding. Material decisions about the asset are put to a vote of unit holders, and the outcome is recorded against the property.
